Paradise Park is
different from most RV resort parks, in that you do own your RV lot and
with that ownership also comes an equal share in the entire RV resort and
all land, buildings and improvements.
Paradise Park is an
unencumbered development with no mortgage or money owing against the
property. It is completely CLEAR TITLE. It is owned completely by a
holding company with 69 equal shares. There are 69 lots and each lot is
designated with the property plan and each lot also comes with one equal
69th share. The current value designated by the
Government Assessment is just short
of 7 million dollars. This
equals roughly $100,000 per each 69 shares. So, the equal share value is
approx. $100,000 and the improvements on each lot, and the placement of
each lot determine the value differential between the various lots. This
means that a fairly new deluxe park model on one of the prime waterfront
lots will command considerably more money than a vacant (empty) lot back 2
or 3 rows off the water. But the 69 equal share value is the same no
matter how much difference there is between lot values.
So there is no confusion, the
Government Assessed value DOES NOT include any trailers, 5th wheels,
park models, sheds or general improvements etc to individual owners lots.
Improvements above ground are assessed separately.
There is a annual maintenance
and ownership fee that changes every year depending on the financial
standing of the Park's bottom line and expected expenditures.
Currently each lot pays $2200
(approx) per year. That covers
the costs of taxes and all general maintenance, upkeep and improvements.
Every year there is a 'Annual
General Meeting' where all the ideas for improvements, expenditures etc
are decided on by vote. Also at the AGM there is the election of a new
board of directors to run the operation for the next year.
